In viale Sarca, north of Milan, the new, ambitious project of the Barings Real Estate Group, supported by the technological partner Fervo and designed by the Park Associati architecture studio

High-tech inspirations and post-industrial citations, cutting-edge technological systems, certifications of sustainability performance at the highest levels. The virtuous path in the name of sustainability has a new reference model: it is called Open 336, it is a building intended for office use that opens today, Wednesday 28 September, in Milan, in the Bicocca district.

To make the futuristic project possible, the giant Barings Real Estate, an American investment company, recently arrived in Italy also in the residential market, flanked by Savills Investment Management SGR and a partner advanced technology, the Fervo Group, specialized in proposing innovative solutions in the Facility and Energy Management.

Open 336 is designed by the Park Associati architecture studio.

Open 336, the building that takes its name from the street where it is located in viale Sarca, launches a bridge towards the future starting from one of the most urgent themes of the present: l '' CO2 abatement and the development of new strategies to reduce environmental impacts and consumption throughout the life cycle of the building, including in its construction.

In particular, with the use of innovative technology, buildings can behave as if they were trees, that is, they can filter CO2 but with an even greater filtration power, about eight times higher than the natural one.

A project that therefore proves to be a fundamental turning point in addressing the issue of decarbonisation. All supported by the creation of an open architecture, a structure that is both container and passageway, which fits seamlessly into the urban landscape of the Bicocca district, a former industrial area north-east of the city, reinterpreting and enhancing its qualities.

Technologies

Thanks to the Gruppo Fervo and its filtering technology made in Italy Eco2Air®, the air treatment system captures and stores most of the carbon dioxide present in the external atmosphere, introducing then in the building cleaner and more oxygen-rich air.

The CO2 captured thanks to the Eco2Air® filter, made with organic and biodegradable material, including coffee grounds, is recovered and reused in other processes in a circular economy perspective.

Once saturated after use for about 600 hours, the filter can be emptied of accumulated CO2, regenerated and safely reused for up to seven years. But there is more. The air treatment system is connected to a platform called FEAMS® which, through multiple sensors, reads all the consumption and operating parameters in real time, not only signaling any anomalies, but even foreseeing the interventions necessary before failures occur, thanks to artificial intelligence algorithms.

"Let's imagine that the building is a tree: if the foundations represent the roots and the structure the bark, the Eco2Air® filter finally constitutes its leaves", explains Alessandro Belloni, CEO of Gruppo Fervo.

"Just think that 10 kg of filter material, in a continuous cycle, have a CO2 absorption capacity from 10 to 15 times higher than that of, for example, a magnolia or a pine.

Our Eco2Air® technology therefore allows to reduce emissions and consumptions during all the phases that characterize the building, for the realization of a real Net Carbon Zero Building, transforming a critical element for the environment such as C02 in a resource".

Architecture

Inspired by the principles of responsible architecture, livable, designed for people, the building consists of 5 floors above ground and two underground, used for parking.

The façade summarizes and reinterprets the morphological elements of the surrounding buildings, where the red color of the brick and the dark one of the iron are strongly present. The choice of GRC lightweight concrete used as the facade material responds exactly to the desire for a contemporary reinterpretation of the material history present in the area.

On the ground floor, the hall is a large and bright space, surrounded by greenery, while the office area develops from the first to the fourth floor. The large selective glass windows that characterize the structure guarantee excellent light transmission, while at the same time containing the passage of heat due to the sun.

The bright and flexible spaces respond to the contemporary needs of work organization, less and less tied to the fixed desk. On the fourth and last floor, a terrace of 380 square meters interrupts the regular sequence of floors, opening the view towards the south and towards the city.

The green is a fundamental element: the main entrances are surrounded by green walls that act as a backdrop to the more public and common spaces, while on the fourth floor a large garden characterized by myrtles and colored blooms completes the terrace.

"The ex-Breda sector, which has been affected by large production plants since the early 1900s, still retains its own particular fascination and identity character, although today it is the subject of important re-functionalization", declares Michele Rossi, Partner of Park Associati.

"Open 336 is in dialogue and continuity with the district, reinterpreting its founding elements in the modular repetition of the large glass panels, framed in the chromatic materiality of the facade coverings.

We thought of a building visually open to the outside, characterized by its volume designed on the longitudinality of the fronts, emptied and lightened on the ground floor, permeable to the filtering light of the large glass surfaces on the work surfaces".

Bicocca

The project is part of the context of a territory, that of Bicocca, rich in industrial history.

Here, in 1903, the new establishments of the Società Italiana Ernesto Breda (for all 'la Breda') opened. Here, solid, regular buildings stood, with brick facades that even now are characteristic of this area in constant ferment, which welcomes and responds to new and emerging needs, new realities, to which Open 366 gives new life, creating new perspectives. .

Here there are the Bicocca University of Milan, the Bicocca Village shopping center, the Arcimboldi Theater and the Pirelli Hangar Bicocca, where there are contemporary art exhibitions recognized on the international scene.

It is an area that is well served by public transport, trains to the subway, with Linate airport just 15 minutes away.
