Ex Trotto Milan, an innovative model of urban development

Hines has presented the masterplan for the EXTM Ex Trotto Milano urban regeneration project, a new inclusive and sustainable urban district with a strong social impact, to be built on a brownfield site in the San Siro district since 2012.

An ambitious project

The result of two years of intense work between the public and private sectors, this is an ambitious project whose key figures speak for themselves: 130,000 square metres of new urban development with a predominantly pedestrian vocation; 700 furnished residences for rent at subsidised rates for a multi-generational target (seniors, families and young couples) and 600 residences for sale on the open market; 50. 000 square metres of parkland and public spaces; 12,000 square metres of services open to the city, including an urban market with zero-mileage products, a nursery school for 60 children, a free after-school facility, a public kindergarten for 125 children, and 4,200 square metres of sports facilities open to the city; 700 new trees and shrubs; one kilometre of biodiversity.

Housing solutions, educational and sports services

Designed to accommodate more than 3,000 people with a mix of housing solutions, educational and sports services for the community, and green spaces open to all, the project is signed by the international studios Kohn Pedersen Fox Associates (KPF) for the masterplan; LAND for the new park; Freyrie Flores Architettura for the renovation of the listed historic buildings of the former stables and barns, which is integrated with the creation of a linear park in a one-kilometre-long ring, which follows the historic route of the former Trotting Track. The management of the educational services of the new urban centre has been entrusted to the Portofranco association.

Start in 2024

Work is scheduled to start in 2024 with a total investment of around 450 million euro over the next four years.
